Land Wanted near Klamath Falls (Klamath Falls)

We are selling our home at the Oregon Coast and planning on moving near Klamath Falls, Oregon.
We would be able to pay Cash for the parcel of land.
The property would need to have 1 or more acres and have trees.
It is OK if there is already a structure on the site ( trailer, mobile home, manufactured home, cabin, house, garage, shed, pole barn ).
We would prefer if the land was located within a 20 minute drive to Klamath Falls but not in the City of Klamath.
If it is located near Chiloquin OR Bonanza that is too far.
Ideally we would like to be near Keno.
It is ok if it has some slight rolling hills but there must be a spot that can be cleared for a home.
The property must not be affiliated with any HOA's.
We would prefer the property be For Sale By Owner.
